What Is a Wind Retrofit? The Terms That Show Up in Reports
A wind retrofit is work that strengthens an existing building against high winds. The subject has a specific vocabulary, and that vocabulary shows up in inspection reports, contractor proposals, and insurance paperwork. Continuous load path
The central idea. Wind pushing and lifting on a building creates forces that must travel from the roof, down through the walls, into the foundation. A continuous load path means every connection along that route — roof covering to deck, deck to framing, roof framing to walls, walls to foundation — is strong enough to transfer the load. A building fails at its weakest connection, which is why retrofits focus on connections rather than surfaces.
Roof terms
- Roof covering — the shingles, tiles, or metal panels on the outside. The first thing wind attacks.
- Roof deck — the sheathing (usually wood panels) under the covering. Roof deck attachment — how the deck is nailed or fastened to the framing — is a major focus of retrofit work, because a deck that peels off takes the covering with it and opens the house to rain.
- Secondary water barrier — a sealed layer under the covering so that if the covering is lost, the deck still sheds water.
- Roof-to-wall connections — the hardware (straps or clips, often called hurricane straps) tying roof framing to the tops of walls against uplift.
- Gable end bracing — reinforcement of the triangular wall at the end of a peaked roof, a common failure point in high wind.
Openings
Opening protection means shielding windows, doors, and garage doors — with rated shutters, impact-rated glazing, or reinforced doors — so wind-borne debris cannot breach them. A breached opening matters beyond the broken glass: wind entering the building pressurizes it from inside while suction pulls from outside, sharply increasing the load on the roof. Garage doors deserve their own mention because they are large, comparatively weak, and a frequent first failure.
How retrofits are staged
FEMA P-804 organizes retrofit work into packages of increasing scope — roughly, from roof-covering and deck work at re-roofing time, through opening protection, to structural connection upgrades.
